Project availability depends on scope, permitting, licensing requirements and applicable law. THS only accepts work it can legally and safely perform; regulated or structural work requires the appropriate qualifications and approvals before proceeding.

Ongoing property support

Vacation rental and Airbnb maintenance, second-home maintenance, home watch, preventive maintenance, property condition checks/inspections, owner-request maintenance and property-management company support. These are routine maintenance observations, not code, engineering or real-estate transaction inspections.

Turnovers & guest issues

Turnover repairs, guest-related maintenance, lockouts/access issues, smart-lock setup and troubleshooting, TV/streaming setup, appliance troubleshooting, furniture repairs and general property punch lists.

Time-sensitive requests

Emergency maintenance and same-day repairs when available. Emergency service is subject to availability and the scope of work THS can legally and safely perform.

Seasonal & out-of-state owners

Photo updates, progress reports, remote approvals, key/access coordination, vendor coordination, remote material-selection coordination and final walkthroughs by photo/video. Larger active projects receive regular status updates.

Condos, HOAs & gated communities

We follow contractor-hour and access rules and coordinate with building management or HOAs. Acceptance and scheduling depend on meeting the property’s requirements.
